Tenant Selection

  • All prospective tenants are thoroughly screened using our 5 stage screening process, including ID Checks, employment verification, credit checks and tenancy referencing. Maximum care is taken to get the very best tenant.
  • We always aim to collect the maximum bond allowed by law every time which is equal to 4 weeks rent. Only the tenant who can afford this will qualify to rent your property.
  • Fixed term leases only - No periodic tenancies. This ensures the tenants are committed to the property and are not casual or short term and greatly reduces the risk of vacancy.

Property Inspections

  • A personal inspection with the tenant prior to the tenancy commencing, including a tenant sign-off of the condition of the property. At the end of the tenancy a thorough final inspection is carried out to ensure a smooth bond refund process, and your property is left in a good conditon. We represent you at every step of the tenanting process, ensuring each party is in agreement.
  • Property inspections are carried out quarterly with a written report sent to the owner. We ensure the tenant is looking after your investment and report to you on any maintenance requirements. These scheduled property inspections are provided free of charge.
  • Our lawn maintenance program ensures 22 further 'property inspections' per year. The contractor also reports on any maintenance that may be required.

Maintenance

  • All repairs and maintenance is carried out by qualified and trusted tradespeople.
  • Arranging of routine repairs and maintenance on your behalf free of charge.
  • Payment of local body rates and insurances again free of charge. This ensures the account is paid on time, resulting in stress-free accounting.


Rent Collection and Arrears Procedure
