To ensure you make the correct decision, these are some of the questions you need to ask:

Property Management:

  • What Best Practice systems and policies are in place?
  • What is their process for dealing with rent arrears?
  • What is their process for dealing with repairs and maintenance?
  • How frequently will they inspect my property?
  • What is the experience level of the staff members who will be managing and leasing my property?
  • How much training have they had?
  • Do they have access to specialist investment property advice and support?

Property Leasing:

  • On average, how many properties does the agency lease each month?
  • What human resources has the agency allocated to leasing properties?
  • Does the agency personally show prospective tenants through the properties?
  • How does the agency market available properties for lease?
  • How much information is obtained from applicants for properties and what information is verified?
  • What is the agency's vacancy rate?

Customer Service:

  • What references can they supply from satisfied clients and tenants?
  • Do they provide a service guarantee?
  • What back up staff are there in the event my property manager is sick or on holiday?
  • How frequently will they communicate with me and what form will it take?
